Spoiled, fickle, and flighty are only a few adjectives that have been used to describe Morgan Redford. She’s never had to worry about money, but she’s determined to build a career on her own and do something meaningful with her life—by helping children who are aging out of the foster care system. She has her eyes on a property that a family friend is selling, which is perfect for these young adults to live in, but her competition is someone she never expected…

When Los Angeles real estate developer Drake Faulkner learns that his eccentric mentor is selling property that is perfect for his portfolio, he jumps at the chance to buy it. But he soon learns the billionaire has other ideas: buyers must compete in an Iron Man competition of sorts for the property. Drake refuses to play along with this ridiculous demand…until he finds out Morgan, his ex who left him years ago without a word, is one of the potential buyers. No way is he letting her—Little Miss Self-Absorbed—win the property he wants. Bitter? Yes. Petty? Probably. But as the gauntlet of games heats up and forces them to face the past, they are met with a pull that feels all too familiar.

Now, if they could only keep their eyes on the prize and off each other—but who’s to say they can’t do both?

“Good morning. May I help you?”

“We’re here to meet with Mr. Kellner,” Karter said as Morgan continued glancing around. People in business attire bustled about, moving in and out of offices, while others gathered in small groups in the hallways.

She knew Mr. Kellner made most of his money in real estate, but she’d read somewhere that he owned several businesses, like Karter.

“May I have your names?” the receptionist, Sarah, asked. “Morgan Redford, and this is Karter Redford,” Morgan hurried to say. This was her deal. She needed to make sure that she stepped up and took charge. Otherwise, Karter would. Not that he was trying to make her look bad, but it was his nature to lead. A quality she loved and appreciated about him.

“Okay, you’ll be in conference room C,” Sarah said as she glanced down at the electronic tablet in her hands before looking back up. “That’s down the hall to your right, and it’ll be the fourth door on the right.”

“Okay, thank you,” Morgan said. She and Karter followed Sarah’s directions, but then she stopped and turned back to the woman. “Excuse me, sorry, but where is the ladies’ room?”

“Actually, it’s in the opposite direction.” She pointed down another hallway. “It’s all the way at the end. The last door on your left.”

“Great, thank you.”

After agreeing to meet her brother in the conference room, Morgan pulled her cell phone from the side pocket of her over-sized handbag and checked the time. She had at least fifteen minutes before the meeting was scheduled to start. As she crossed the sitting area and walked down the hall, a tingling at the back of her neck had her steps slowing. She glanced around, wonder- ing what caused the impromptu sensation. At first, she didn’t see anything or anyone that seemed out of place, until her gaze landed on two men standing near the elevator.

Morgan did a double take.

The guys were in deep conversation about twenty feet away, and there was something familiar about the taller one. The one with broad shoulders and skin the color of rich mocha . . . but what?

Then realization dawned on her. The man’s head was turned slightly, giving her a better view of his profile, but…

No way.

It can’t be him, she thought as she turned fully. Part of her wanted to move closer. All she would have to do was put one foot in front of the other, but it was as if she was cemented to the floor. She couldn’t take that step. Besides, it might not even be him. At least that’s what she thought until the man laughed, and her heart stuttered.

Oh, my goodness.
